What people ask before they book
Permits, licences, the FORTIFIED grant, prices, storm chasers, insurance, timing after a storm, and how long a roof actually lasts on this coast.
Do I need a permit to reroof?
In Gulfport, yes, on every re-roofing project without exception. The only thing outside it is a repair of one square — a hundred square feet — or less, which the city treats as maintenance. Replace any decking and a nailing inspection is required before the underlayment covers it, plus a final inspection, the permit card visible from the street, and a notarised inspection affidavit. Urban Development is at 1410 24th Avenue on 228-868-5715. Ocean Springs applies the same rule under the 2024 code and takes calls on 228-875-6712. Biloxi publishes no reroof requirement, so its Building Division on 228-435-6270 is the place to check.
Is the roofer licensed, and how would I know?
Mississippi requires a State Board of Contractors licence for residential roofing or remodelling over $10,000 and for commercial contracts over $50,000, under classifications including Residential Roofing and Roofing, Sheet Metal and Siding. Getting one means a law and business exam, a trade exam and general liability insurance, with workers' compensation at five or more employees. Below those figures no state licence applies, which is the gap smaller work gets sold into. Ask for the number, then verify it — and ask for the insurance certificate too.
What is FORTIFIED and is the grant real?
FORTIFIED is a construction standard from the Insurance Institute for Business and Home Safety. The roof version centres on a sealed roof deck, ring-shank nails and proper edge detail, verified during construction by an independent Certified FORTIFIED Evaluator. The grant is real: Strengthen Mississippi Homes, run by the Mississippi Insurance Department, pays up to $10,000, released to the contractor after certification. Owner-occupied single-family primary homes only, selection by lottery, and work started before the award is not covered.
What does a new roof cost here?
For 2026: architectural shingle on an average single-storey coastal house runs $12,500 to $18,000, two-storey $16,000 to $26,000. Standing-seam metal is $24,000 to $41,000; exposed-fastener metal $15,000 to $26,000. Add $1,200 to $3,400 for a FORTIFIED upgrade on a planned reroof, and budget $160 to $290 per sheet for any decking that turns out to be soft. Permits and inspections are $280 to $620 on top.
Why is one quote so much cheaper than another?
Check what it leaves out. The usual gaps are the permit and inspections, a per-sheet decking figure, ice-and-water at the valleys and penetrations, new drip edge, and the six-nail fastening the code here requires. A quote that is three thousand dollars lower and silent on all five is not the same job at a better price.
A crew knocked on my door after the storm. Should I use them?
Be careful. Some are legitimate. The ones to refuse outright are anyone offering to cover, waive or absorb your deductible — that is fraud and it makes you a participant — anyone pressing a contract or an assignment of benefits on the first visit, and anyone who cannot give you an MSBOC licence number you can check. The other test is simple: will they be findable in twelve months when something needs a warranty call.
Should I claim on insurance?
Work out the likely cost against your deductible first. Coastal wind and hail deductibles are frequently a percentage of the insured value rather than a flat sum, which can mean several thousand dollars. One slope of damage may well fall below it. Damage across the roof usually does not. Get the figure, then decide — see the claims guide.
How quickly can you get here?
Same day when water is actively coming in. Usually within a day or two otherwise. After a named storm, honestly longer, because the whole coast books at once — we prioritise by severity and give real dates rather than optimistic ones. Get a tarp on and get documented while you wait.
Can you tarp it today?
Usually, and it is the first thing we do when water is getting in. A properly battened tarp over the ridge holds for weeks, and it is what stops a shingle job becoming a decking job while a claim is settled. It is quoted separately from the repair so you always know what you have agreed to.
How long will a roof last on this coast?
An architectural shingle roof, realistically twenty to twenty-five years, which is less than the warranty headline because of heat, UV and salt. Standing-seam metal, forty or more. Exposed-fastener metal is governed by its washers, which want a replacement campaign at around fifteen years. Ventilation makes more difference to shingle life here than almost any other single factor.
Is metal worth the extra?
It depends how long you are staying. Metal costs roughly twice as much and lasts roughly twice as long, so across forty years it is competitive and across ten it is not. It also handles wind by shedding it, does not mind salt, and many carriers discount for it. The comparison guide works it through properly.
Can you go over my existing shingles?
Not in Gulfport. The city permits one roof layer only, with no overlays. That is the right rule on a coast with a 160 mph design wind speed, because a layer-over hides the decking nobody has then inspected, fastens into a soft base and adds weight to a structure built to resist uplift.
What wind speed does my roof have to handle?
All of Gulfport is designed to 160 mph on a three-second gust. In practice that means asphalt shingles tested to ASTM D7158 Class H with at least six nails each, metal no thinner than 26 gauge, one layer only, and decking nailed at four inches on the edges and six inches through the field. Ocean Springs works to the same speed under the 2024 code.
Do you work on commercial buildings?
Yes — TPO, PVC and modified bitumen on low slope, and metal on industrial buildings, across warehouses, retail, hospitality and port and base contractors. Most of it is scheduled outside trading hours. Planned inspection programmes cost a fraction of one interior damage event. See commercial roofing.
